Booking Process

All reservations are subject to availability and confirmation. A reservation is not confirmed until you receive a written confirmation from us and payment has been processed.

Pricing

All prices are quoted in U.S. dollars and are subject to change without notice. Additional fees may apply, including but not limited to: cleaning fees, damage protection, pet fees (if applicable), and applicable taxes.

Payment Terms

• A deposit or full payment may be required at the time of booking
• The balance (if applicable) is due prior to check-in as specified in your confirmation
• We accept major credit cards and other payment methods as indicated on the Site

Occupancy

• The Property may not exceed the maximum occupancy stated in your reservation
• All guests must be listed on the reservation
• The primary guest must be at least 25 years of age

Prohibited Activities

• No Parties or Events: Parties, receptions, or events are strictly prohibited unless pre-approved in writing
• No Excessive Noise: Quiet hours are observed from 10:00 PM to 8:00 AM
• No Smoking: Smoking (including e-cigarettes and vaping) is prohibited inside the Property
• No Illegal Activities: Any illegal activity on the premises is strictly prohibited and will result in immediate eviction without refund

Pets

Pets are only permitted if specifically authorized in your reservation. Unauthorized pets will result in additional fees and possible eviction.

Violations

Violation of these rules may result in immediate termination of your stay without refund and/or additional charges.

Assumption of Risk

The Property includes various amenities, which may include but are not limited to: indoor pool, hot tub, game room, outdoor areas, stairs, and decks. By staying at the Property, you acknowledge that use of these amenities involves inherent risks, and you voluntarily assume all such risks.

Waiver of Liability

To the fullest extent permitted by law, you agree to release, waive, and discharge Resort Lodging LLC, its owners, managers, employees, and agents from any and all claims, liabilities, damages, or expenses arising from:

• Personal injury, illness, or death
• Property damage or theft
• Use of amenities and facilities
• Acts of other guests or third parties
• Force majeure events (weather, natural disasters, utility failures, etc.)

Limitation of Liability

In no event shall our total liability exceed the amount paid for your reservation. We are not liable for indirect, incidental, special, or consequential damages.

Informal Resolution

Before initiating formal proceedings, you agree to contact us to attempt to resolve any dispute informally.

Arbitration

Any dispute not resolved informally shall be resolved by binding arbitration in accordance with the rules of the American Arbitration Association. The arbitration shall take place in Tennessee.

Class Action Waiver

You agree to resolve disputes on an individual basis and waive any right to participate in a class action lawsuit or class-wide arbitration.
